Isn’t technology great?
We can find anything on the internet, learn every how-to, research any subject, so why does technology matter when you are ready to sell your home? What does an agent have access to that you don’t?
Wyoming (public records specifically) is a non-disclosure state, so the sold data a consumer finds online is a lot of guessing by the provider. Agents have access to all the sold data of homes in the area so they are able to determine a price that will get your home sold. They will also help you analyze the homes currently on the market so you can compare the strengths and weaknesses of your home before it enters the market. If you price your home too high, then it will sit on the market and miss the most active selling period for a new listing. If you price your house too low, then you will leave money on the table. The value you will find when you use a trustworthy, reliable and competent agent and brokerage is using this data to get the most money for your home in the shortest amount of time possible.
A real estate agent will move you seamlessly through the paperwork involved in selling your home. There are many legal forms that need to be completed when a home is sold, title work ordered, inspections ordered, negotiated and finalized. The forms agents use have been approved by the Wyoming Association of Realtors and attorneys. Most of, if not all of these forms, can be signed using electronic signatures provided by a secure forms system with your agent. Let’s face it, everyone loves more time doing what they want to do, meeting at an office to sign paperwork may not be the highest priority for you.
