They will want to know your monthly income and expenses, any loans that you have outstanding. This is validated by providing your tax returns and they will pull your credit score. Then they will consider your purchase based on the information. What is helpful about this is you can know exactly what your range is and you will also have a firm understanding of what your monthly mortgage payment would be upon purchase.
Upon knowing what range of prices you are looking for in a home you can provide this information to your real estate agent along with your wants and don’t wants in a home. It can even be more useful to break up your wants into two lists. One list is your dream list but could live without and the other be your must-haves. The factors to consider when writing these lists is geographic location, even position of the home in a neighborhood – do you want a corner lot or do you want to be in a certain school district. These are details that your real estate agent would need to help you find the right fit. Pairing this information with what you can qualify for in your purchase your agent can help educate you on what is feasible or isn’t. They know what the prices are in the market and typically what features then are accounted for in the homes if they reach a certain threshold. Simply by looking at your lists and the price point they can place you on the right path for a home purchase.
