Northern Colorado (NOCO) continues to have raising home prices, while Cheyenne’s is looking getting better and better.
According to The Group Real Estate company they are projecting an increase in home prices this year of 5% to 9%. Loveland is growing in popularity and will be on the higher end of that projection. While Fort Collins, Timnath and Wellington will be near the 5%. The average sales price for a home in NOCO is $400,000, however Wellington and Greeley’s average sales prices are more near $300k.
Within the greater Cheyenne area the average sale price is $255k. Overall many know that they can get more bang for their buck by purchasing a home in Southeast Wyoming. Additionally, being in the State of Wyoming is also a way to have a lower cost of living. Low property tax structure, no income tax, low business tax, and no sales tax on food.
NOCO is lacking supply. There is a high demand for homes but this is most certainly reflecting in the housing market average sale price. Within Cheyenne and Laramie County, there is a good inventory of both new construction and existing homes.
