So you’re about to buy a house…but first…some final steps?

This team will include your Realtor and your lender, who will work together throughout the transaction. We already have visited with you about the first steps when buying a home and now it is time to venture into the final steps so you can be fully prepared.
- FEELIN’ GOOD: Congratulations! You’re under contract. During this time it is important that you communicate with your agent and lender, tendering any documents or information they require in order to meet the deadlines in the contract. Don’t be afraid to ask questions!
- INSPECTION TIME: At this time, you’ll deliver your deposit, called earnest money. This protects the seller in case of breach of contract, but ultimately gets delivered back to the buyer at closing. After that, you’ll choose the inspections you want, whether that be electrical, plumbing, structural, or otherwise. You will be responsible for paying for the inspections you choose, but your agent will be able to give you an idea of the cost before they are scheduled.
- PICK & CHOOSE: Once inspections are back, you’ll decide what you want to have repaired. Your agent will help you negotiate with the seller to get the necessary items done. Before closing you’ll want to make sure you have insurance in place, switch over utilities to your name, and change your mailing address.
- CLOSING TIME: And, closing day has arrived at last! You’ll need to bring a certified check for what you owe as well as your driver’s license. The title agent will walk you through the paperwork and at the end of all those signatures, your agent will hand over the keys to your brand new home!
