Your offer has been accepted—congratulations! But don’t pop the champagne just yet.
The process from accepting an offer to receiving the keys involves multiple steps. First-time homebuyers need to understand upcoming procedures to feel secure and ready for what follows. The following steps will occur after your offer acceptance:
1. Earnest Money Deposit
After your offer is accepted you must provide an earnest money deposit which demonstrates your commitment to buying the house. The money is held in an escrow account until it gets used to help pay your closing costs or down payment.
2. The Home Inspection
The home inspection follows an accepted offer and provides you with information about the property's condition, this is your due diligence period. You will hire either a licensed tradesman or a whole-home inspector to check the home's structure and systems and major components. You can ask for repairs or credits or cancel the deal based on your contract if problems occur.
3. The Appraisal
Your lender will arrange a home appraisal to verify that the property value matches the purchase price. A home appraisal that comes in lower than expected may require us to renegotiate the price or in exceptional cases prevent the loan from being approved at that price.
4. Finalizing Your Mortgage
Your lender will keep processing and underwriting your mortgage while inspections and appraisals take place. The lender will check your financial documents and employment status and credit information. You should not make any significant financial changes during this period, including new credit cards or car loans, or making big deposits.
5. Title Search & Insurance
A title company conducts a search to verify that the property has no legal problems - such as liens or disputes. You will also buy title insurance, included in closing costs, to protect your ownership rights.
6. Contingencies Are Addressed
Your contract contains inspections, financing, and appraisal deadlines that need to be met or waived before proceeding. The home stretch begins after all contingencies are cleared.
7. The Final Walkthrough
The final walkthrough occurs 24–48 hours before closing to verify the home matches the agreed-upon condition and all repairs have been finished.
8. Closing Day
The closing day requires you to sign loan documents while paying any outstanding closing costs to officially become a homeowner. The county recording process is completed and you receive the keys to your new home.
