Understanding the Current Real Estate Market: Insights from Steve Prescott

It's great to be back chatting about real estate. Today, I want to dive into the current state of our market and explore who’s buying and selling homes. It’s been a while since I’ve been on air, and I’m excited to share some interesting stats and insights with you.

Recently, our team attended the international RE/MAX convention in Las Vegas. It was an incredible opportunity to recharge and learn about trends not just nationwide, but globally. What’s fascinating is how closely the statistics we’re seeing align with what’s happening in our local market here in Cheyenne.

Current Market Stats

So, let’s get into some numbers. As of now, our average sales price for the year-to-date is $412,000. This figure encompasses everything from condos and townhomes to city homes and rural new constructions. That’s a stable price point, especially considering we’ve seen some highs in the 420s in previous months. Our average days on market stand at 47 days, which is also a solid indicator of stability. Anything under 60 days is generally considered a great sign in the real estate market.

However, there are some challenges, particularly with new construction. We’re experiencing a bit of sluggishness in that area, likely due to rising building costs and expensive land. This has led to some inventory sitting longer than anticipated. But on a positive note, we recently put a new construction home under contract, which shows there’s still activity happening!

Inventory Levels

Currently, we have about 272 homes active in Laramie County, which is down about 25% from last year’s inventory of 350 homes. This tightening of inventory could potentially lead to an increase in property values, especially if demand continues to rise.

Buyer Behavior and Trends

Interestingly, I held an open house last weekend for a rural new construction property. I was unsure how many people would show up given the weather, but we had a fantastic turnout! It seems that nice weather really does spur activity in the market. Many buyers I spoke with mentioned they’re in a holding pattern, waiting for better weather to make their move.

In terms of price ranges, homes priced between $300,000 and $400,000 are still seeing a lot of activity, with multiple offers coming in. So, if inventory continues to shrink while demand grows, we might see an uptick in property values soon.

The Impact of Data Centers

We’re also noticing the impact of new data centers coming into the area, particularly with companies like Meta and Microsoft. These businesses are bringing in jobs, and we’ve seen several homes go under contract from employees associated with these companies. While some executives may be more transient, there’s a segment of buyers looking to settle down here permanently.

Demographics of Buyers and Sellers

Looking at the demographics, the average seller’s age has risen to 63, and the average buyer’s age is now 56. This trend reflects a shift in our market, with many older sellers moving in from other areas. Interestingly, cash transactions are making up nearly 40% of our market, which speaks to the financial strength of many buyers.

On the flip side, first-time homebuyers are at an all-time low, constituting only 24% of the market. This is largely due to the current economic climate and higher interest rates. I believe it’s crucial to change the narrative for younger potential buyers who feel discouraged. Homeownership is achievable; it just requires some planning and guidance.

Shifting Mindsets for First-Time Homebuyers

We need to help first-time buyers understand that while the path may not be immediate, it’s important to save and work towards buying a home. The mindset has shifted towards immediate gratification, but real estate is a long-term investment. Market Sentiment and Future Outlook

With the recent changes in administration and market sentiment, I sense a growing buyer confidence. As we transition from winter to spring, we typically see a surge in inventory and activity. If you’re considering selling, now is a great time to start planning for the upcoming spring market.
