Living in Cheyenne often means dealing with the wind. Just the other day, I was struggling with my bags while wearing high heels, which prompted a quick change into something more practical. Ironically, just a weekend earlier Steve and our son, enjoyed a beautiful 60-degree day at the motocross track with no wind. It’s these contrasting experiences that make living in Wyoming unique.

When chatting with fellow agents, we often joke about our preferences between wind and snow. While some prefer the snow, the consensus remains that we choose to live in Wyoming for various reasons beyond just the weather—like the clean air and the community spirit.

Learning from Experience: Insights from the RE/MAX Convention

Recently, our team attended the RE/MAX convention in Las Vegas. It was a fantastic opportunity to step away from our routine, connect with agents from around the globe, and absorb valuable insights. Each of us returned with different takeaways, showcasing how we all absorb information differently and what we need at various points in our careers.

One standout speaker was Brian Buffini, who shared humorous and relatable stories about the reality of being a real estate agent. His anecdotes about the struggles of starting out in real estate resonated deeply with many of us. We laughed about the challenges, but we also recognized the importance of surrounding ourselves with supportive individuals who encourage growth.

Understanding Market Dynamics

As we transition into discussing the market, it’s essential to understand the current landscape. The average home price in Cheyenne is around $412,000, which poses challenges for first-time homebuyers. The market for homes priced between $300,000 and $400,000 remains active and competitive, often leading to multiple offers on properties.

Interestingly, the average age of sellers in 2024 was 63, while first-time homebuyers represent only 24% of the market—an all-time low. This emphasizes the need for education and support for younger buyers trying to navigate the complexities of homeownership.

Interestingly, the average buyer's age has shifted older, same with the seller's age and first time home buyers were at an all time low for transactions in 2024 as noted earlier. These changes indicate a demographic shift in who is buying homes and could have implications on the types of properties in demand.

During the convention, we were inspired by speakers like Marc Randolph, a co-founder of Netflix. His journey from mailing VHS tapes to dominating the streaming industry serves as a reminder of the importance of innovation. It’s crucial to stay curious and open to new ideas, especially in a rapidly changing real estate landscape.

Similarly, discussions with Zack Kass around AI and its potential to revolutionize our industry were eye-opening. The efficiency and opportunities AI presents are boundless, and it’s essential for us to embrace these changes rather than resist them.
