Getting a home ready to sell does not always mean a remodel, a new kitchen, or thousands of dollars in upgrades. In fact, some of the things buyers notice most are surprisingly small. A burned-out

One thing I’ve noticed in all my years watching the Cheyenne market: home values here just keep climbing. When you look at the numbers, it’s pretty remarkable. Since 2005, the average price in Laramie County has gone from under $200,000 to more than $419,000 today. Year after year, the graph moves in one direction—up.
Looking Back Just Three Years
Here’s an example that really puts it in perspective. If you bought in 2021, the average home price was around $333,000. Fast forward to 2024, and that average is over $419,000. That’s more than $85,000 in added value in only three years.
It shows how powerful real estate can be as an investment. Just by living in your home and making your mortgage payments, you’ve likely gained tens of thousands in equity.
Why Prices Keep Going Up
When people ask me why the market here is so steady, a few things come to mind:
● Families and professionals continue to choose Cheyenne for its balance of small-town community and access to opportunity.
● New homes are being built, but not fast enough to keep up with demand.
● Our local economy, from state government, military bases and healthcare to new industries like data centers, remains solid.
● And of course, Wyoming’s tax advantages and outdoor lifestyle keep drawing people here.
If you’d like to dig deeper into why steady appreciation matters, watch this great discussion featuring Stephanie Prescott and Wayne Einhorn:
In this conversation, they break down the mindset behind long-term investing, how time in the market often outperforms trying to “time the market,” and why consistent ownership builds lasting financial security.
Put all of that together, and you get a market that doesn’t take big swings. It just steadily appreciates.
What This Means if You’re Buying
If you’ve been waiting to buy, the numbers tell a pretty clear story: waiting hasn’t saved anyone money. Prices haven’t gone down in nearly two decades. Even small drops in interest rates get overshadowed when values climb $20,000, $30,000, or more in just a year or two.
What This Means if You’re Selling
For homeowners thinking about selling, the equity you’ve built might surprise you. Whether you bought three years ago or fifteen, you’re likely sitting on significant gains. That equity can open doors to a larger home, a downsized one, or even an investment property.
Final Thoughts
When I look at this chart, I don’t just see numbers, I see families who built wealth, people who’ve been able to make new moves in life, and a community that keeps growing stronger. Remember real estate is a long game for a powerful financial future.
If you’re wondering what this means for your situation, whether it’s time to buy, sell, or just explore your options, I’d be glad to sit down and talk it through.
